What Should I Know About Radon and Radon Testing?
At Comprehensive Home Inspection Services, we know that property decisions are big ones. That’s why we combine detailed reporting, advanced tools, specialized services like radon testing and true local know-how—so you get clarity, confidence, and total support, every step of the way.

What is Radon and why it matters?
So, what is Radon and how does it get in my home?
Radon is a radioactive gas that comes from the breakdown of naturally occurring uranium in soil and rock. It is invisible, odorless and tasteless, and can only be detected by utilizing specialized testing. Radon enters homes through openings that are in contact with the ground, such as cracks in the foundation, small openings around pipes, and sump pits.
Radon, like other radioactive materials, undergoes radioactive decay that in due time forms decay products. In summary Radon and its decay products release radioactive energy that can damage lung tissue.
Generally testing your home for radon is easy and homes with high levels of radon can be fixed (mitigated). Hence the New Jersey Department of Environmental Protection (DEP)-Radon Protection Element recommends that all homes be tested for radon.
Health effects of radon?
Radon is the leading cause of lung cancer among non-smokers, according to the U.S. Environmental Protection Agency. Overall, radon is the second leading cause of lung cancer. The more radon you are exposed to, and the longer the exposure, the greater the risk of eventually developing lung cancer. Radon is responsible for about 21,000 lung cancer deaths every year in the United States. About 2,900 of these deaths occur among people who have never smoked (from NJDEP-Radiation Protection Element Portal, accessed Septemebr16, 2025, “Radon Causes Lung Cancer”, http//www.nj.gov/dep/rrp/radon)
Radon Testing for Real Estate Transaction:
Real Estate Transactions Utilize Short-term Testing:
Radon testing for a real estate transaction can be performed using a short-term test consisting of 2-7 days in duration to indicate the radon levels in your home or property. If a short-term test reveals levels of 4 pCi/L or more, DEP data indicate that subsequent testing would confirm that levels in the home are 4 pCi/L or more in 80% of cases. If a second short-term test is conducted in the same location (either simultaneously or at different points in time), and the results of the tests are averaged, the average will provide a slightly more accurate estimate of radon levels.
A variety of short-term test devices are available, including charcoal canisters, liquid scintillation, electrets, and continuous radon monitors. The DEP Radon Section considers all short-term test devices used by certified companies to be equally reliable.

Your radon levels are evaluated using certified and approved methods for complete accuracy by a certified radon measurement business.
5. Clear, Easy‑to‑Understand Report
You receive a detailed report explaining your radon level, what it means, and whether mitigation is recommended.

If elevated levels are detected, we explain the mitigation process and provide direction on what to do next.
