What Is a Home Inspection?
Learn why inspections matter and how they empower buyers, sellers, and agents to make confident decisions about any property.

Home Inspection

A home inspection is a thorough, visual assessment of a home—inside and out—performed by a licensed and certified professional. The goal is to uncover any issues, big or small, that might affect the property’s value, safety, or livability.
In New Jersey a home inspection is conducted by a licensed home inspector under the standards of practice as outlined in N.J.A.C.13:40-15. This document is both derived by the state and accessible on the New Jersey Division of Consumer Affairs website.
“Home inspection” means a visual, functional, non-invasive inspection conducted for a fee or any other consideration and performed without moving personal property, furniture, equipment, plants, soil, snow, ice, or debris, using the mandatory equipment and including the preparation of a home inspection report of the readily-accessible elements of the following components of a residential building: structural components, exterior components, roofing system, plumbing system, electrical system, heating system, cooling system, interior components, insulation components and ventilation system, fireplaces and solid fuel burning appliances, or any other related residential housing component as determined by the Board, in consultation with the Committee, by rule, but excluding recreational facilities and outbuildings other than garages or carports to determine if MATERIAL DEFECTS exist.
During a home inspection, your inspector will carefully review the major systems and components: roof, foundation, structural, electrical, plumbing, HVAC, and more. Specialized services outside of the standard home inspection, like radon testing or wood destroying insect inspections, can add an extra layer of detail to the report. Typically, you’ll receive the home inspection report and findings within 24 hours of the inspection completion, so you that you can make an informed decision on your future home.
Why a Home Inspection Matters
But why does this matter? For buyers, inspections can reveal hidden problems before you invest. Sellers can address concerns in advance so as to help with a smoother sale. Real estate professionals rely on inspections to help guide clients on the overall condition of the property and protect everyone’s interests. In short, inspections help you make smart, confident and informed decisions—whether you’re buying, selling, or managing property.

Buying a home is probably the largest purchase that most people will undertake in their lifetime. While most properties inherently have some issues as the property systems have limits to their life expectancies and require maintenance. Neglected maintenance in time will lead to a shortened life expectancy and/or damage of the home components. Surprisingly, even new home construction is not without its share of issues. When you have a home inspection a comprehensive report will provide you with the information regarding material defects and/or safety issues that you may not have anticipate or budget for. Allowing you to address concerns that you may have with your attorney and/or real estate agent prior to closing.
